Frequently Asked Questions: 
 
Q: How much are the HOA dues for the community and what do they cover? 
A: As of January 2026, the dues are $1,050.00 billed January 1 and $1,050.00 billed July 1. Please note that this fee is billed per lot; if the home is built on multiple lots, the fee would apply to each of the lots that the home is built on. The dues cover all of the amenities listed above, the reserves, community insurance, full time management, common area landscape, lake and pond maintenance, and more. 
 
Q: How are unimproved lots maintained?
A: The Association mows the unimproved lots up until the point of construction staging (site staking). All unimproved lots incur a one-time a year fee which is billed in January and waived if construction begins within the month of February. The 2026 Lot Mowing fee is $434.00. 
 
Q: Is there storage available for my boat or RV? 
A: There are currently 45 spaces for boat/boat trailer parking only in the storage lot located on the Lake Alfred side of the community. Spaces are first-come, first-served and require an annual storage fee and written agreement with the Association. 
 
Q: Is there a community development district (CDD)? 
A: No, Water Ridge has no CDD. 
 
Q: Who provides the utilities? 
A: For water and sewer/trash: City of Auburndale or City of Lake Alfred. Electric: TECO Electric Company. Internet: Spectrum is the only provider currently in this area. 
 
Q: What are the trash pickup days? 
A:  City of Auburndale picks up trash on FRIDAYS. City of Lake Alfred picks up trash on MONDAYS. Neither municipality provides recycling. 
 
Q: How many lakes are in the community? 
A: There are three lakes in addition to multiple ponds. On the west side of the community (Auburndale), there is Lake Van and Lake Medora. On the east side of the community (Lake Alfred) is Lake Alfred. 
 
All lakes have community boats for fishing and launching watercraft. Only non-motorized boats are permitted on Lake Medora.
 
Q: I live on one of the lakes. Can I install a dock? 
A: Each lake in the community falls under different jurisdictions and regulations. Residents on Lake Alfred should be aware that it is a conservation lake with strict environmental regulations. For more information, please contact the City of Lake Alfred
 
Q: Do you have onsite management?
